The Talking Brick went to the actual project site on the 30th of September to enquire and collect information about the Wave One Noida. The information collected by us is listed below:

1. The Wave One Noida will comprise of multiplex, retail and office space construction.

2. The plot size for office space at the 37th floor is 17,000 sq meters.

3.It’s been 2 years since the project was launched on 25th December 2010 @Rs.12500/sq ft. But in terms of possession, it will take 3+years for completion.

4. As per the broker, the project is expected to face competition from other major commercial projects that are coming up within the distance of 500 meters @Rs.10,000/sq ft in comparison to Rs.30,000/sq ft ground floor retail space price at Wave One. The DLF Mall coming up in close proximity to Wave One will be ready for possession in 2013.

5. Even then the project is a wonderful investment option as per the broker.

Connectivity

The site is located just opposite the Radisson Hotel in sector-18, Noida and is surrounded by major commercial centers like Center Stage Mall. DND Flyover (3km) Noida sector-18 metro station (½ km) Mahamaya Flyover (3km) Noida Film City (1km)

Transportation is not a problem here as buses, autos and gramin seva are readily available here.

Appreciation

The basic sale price for a commercial space is: GF-Rs.30,000/sq ft FF-Rs.27,000/sq ft SF-Rs.14,000/sq ft

According to the broker, the project makes a great investment option as lots of commercials are coming up like DLF Mall (possession due in late 2013).

The wave one is expected to face extreme competition due to widespread commercial development within the distance of 500meters.

Expected Possession

The entry of outsiders is restricted to the project site as basement work is going on at present.

The project will be ready for possession after 3½ years according to the person associated with Wave Infratech.
