The much hyped project "Supertech Araville" by the builder Supertech in sector 79, Gurgaon enjoys a picturesque location being surrounded by the Aravalli mountain range. The project is being built on an area of 10 acres and proclaims to be a luxury dwelling.

The details of the project are as follows:

Number of Towers: 3 as on date

Number of Floors: G+20

Unit Type: 2,3 & 4 BHK apartments

Total sqft. area:1290 to 3600 sqft.

Price: Rs 6200 psqft.

Status: Possession by 2017.

On site view: Our representatives went to the actual site to have an authentic view of the project. The construction of the project is at a snail pace due to the rising temperatures and scorching heat. Work is on and reached till three towers. However, the construction is at the first and second floor level only.

Approach: Strategically located the project has minimal access issues being well connected to Sohna, Delhi, Jaipur and Faridabad. Although the site is about 2 kms. of the NH8, autos are readily available. The autos can ferry one to Navrangpur from where the site is at a walk- able distance. However, the major area of concern remains the narrow approach road.





Connectivity and Amenities:: The project currently savors no amenities whatsoever. Certain important landmarks are at the following distances from the site::

1. NH8: 2 km.

2. Mc Donalds on NH8: 2 km.

3. Rajiv Chowk NH8: 12 kms.

4. IMT Manesar: 3 kms.

5. Dwarka Expressway: 2 km.

6. Malls on Sohna road: 14 kms.

7. Kherki Daula toll plaza: 5 kms.

8. Huda city metro station: 16 kms.

General view: The data collected by our representatives from brokers, realtors and customers suggest that the project although is good to invest in, there are certain grave hurdles to the popularity of the project. First, it has become difficult to trust Supertech as a builder. Secondly, the project is surrounded by villages which are hard to remove coupled by the presence of numerous small scale industries which have been in existence since quite a while now. Third, a major drawback to the project is its close proximity to the Ultratech cement plant. In addition to the above a prime builder Umang is ready to offer its apartments "Monsoon Breeze", by 2013 end.

All in all, it might not be possible to broaden the approach road nor remove the villagers. A lot of persuasion has already gone into by Supertech in coaxing the villagers to sell off the surrounding land but to no avail as of now. Thus, Supertech would have to put in lot of effort to entice customers into investing in the project in light of the above factors.
