The Talking Brick went to the actual Vatika Gurgaon 21 Apartments project site on 12th September 2012, to enquire and collect information about the project that is precisely listed below:

The Talking Brick went to the actual project site on the 12th of September to enquire and collect information about the Gurgaon 21 Apartments. The information collected by us is listed below:
1. The 82meter road from NH-8 that is coming into the Vatika Township is only available till ½ km due to the fact that a certain portion of it comprises of the agricultural land and homes of villagers who are unwilling to sell their piece of land. This particular land-piece is on stay as the case between farmers and developer is still in the Court according to the broker.
2.The public transportation system is lacking after the toll plaza from where the site is 1km away. Due to this, one just cannot rely on public transportation services here.
3. The construction work at the site is not going on due to the ban of court on using groundwater from bore well. This is likely to delay the date of possession that is not available on the official project website. However, the project will take nearly 1-2years for completion as per the brokers and the guard who was present at the construction site.
4. According to the broker Deepak, every single project that is coming up here will get appreciation from nearly Rs.400/- to Rs.500/- with the advent of the festival of Deepawali.
Connectivity
Neither bus nor metro, you can only trust your car here!
To reach Vatika project sites in sector-82, 83, 84 and 85, there is an 82meter road that is 1km away from the NH-8. The transportation services are lacking here and one has to either come on own vehicle or hire a private one.

Illegal bore well takes the water out of reach ans stops the construction in between!
No construction work is going on the project site due to scarcity of water. It is in the wake of the fateful incident wherein a girl child lost her life by falling into the uncovered bore well few months back that the Court issued a ban on using groundwater from bore well as per the broker.
As per the one of the villagers, the Court has banned the use of groundwater for construction purposes from illegal bore well. As per him, it may take 5-6months before the work is resumed at the project sites.
However, the 4 towers in these high-rise apartments are complete till 21st floors.

Appreciation
The prices will hike as soon as the festivities arrive!
According to the broker Deepak, every single project that is coming up here will get appreciation from nearly Rs.400/- to Rs.500/- with the advent of the festival of Diwali. The project was launched 2years back and the current BSP is as follows:
1240sq ft - Rs.5500/sq ft (reselling price), Rs.2400/sq ft (launch price) 1780sq ft- Rs.5500/sq ft (reselling price), Rs.2200/sq ft (launch price) 1980sq ft- Rs.5500/sq ft (reselling price), Rs.2200/sq ft (launch price)
As per the broker, the builder has already sold the entire site and 80% of the payment has already been made.
Rs.300/- to Rs.400/- per sq ft has to be paid to the Government in terms of the EDC+IDC.
All in all, together with EDC + IDC + PLC + Club membership + Car parking, the total sum for additional charges will be Rs.8-9lakhs.
As per the broker, one can buy a shop of 500sq ft at the ground floor at Rs.1crore. Presently, it’s BSP is Rs.17,000/sq ft. Also the buyer can expect an appreciation of Rs.300/ to -Rs.400/- in this commercial space in the next 5-6months.
Expected Possession
Your dream house is 2years away from the date of possession! Take a sigh!!
According to the brokers and the guard who was present at the project site, the apartments will be ready for possession after about the span of 1-2years.

The other project that is coming up in close proximity to this is Bestech Park View Ananda (2BHK and 3BHK apartments).
Point of view of the broker
Pay heed to what the broker says, the info is often reliable!
According to the broker, at present the construction work is not going on due to the water supply issue however, as per him, every tower that is coming up here in the vicinity will be completed in the span of 1-3 years. The project, according to the broker is a favorable investment, as the area in vicinity will be highly developed in the next few years according to him.
Commercial centers are also coming up in sector-83 as well as in the 200meter belt that is moving alongside NH-8 on Dwarka Expressway that is yet to be constructed as per the broker.   1. Really this project is one of the finest living residential projects of Vatika Group or you can say that a residential part of Vatika INXT. Location, facilities, connectivity all these are big advantage of Gurgaon 21.
    If we see its facilities club, swimming pool, gymnasium, children’s play area and a community retail centre all these facilities have provided to cater to basic need of its residents.
