The Talking Brick went to the actual project site on the 21st of September to enquire and collect information about the GreenCrest Homes in Jaypee Sports City. The information collected by us is listed below:
GREENCREST HOMES
Land area: 12acres
Plot size: 209/251/299/323 sq yards
Basic Sale Price: Rs.28,400/- (minus Rs.1000/sq yards inaugural discount + additional charges)
Expected Possession: The official project brochure features 18 months as the right date of possession. On the other hand, one of the major real estate websites feature 2013 as the year when the project will be ready for possession. This seems quite unlikely to happen since the project site is still a raw piece of land. Possession date on official website: 2016 Possession date on other real estate websites: 2014 Possession date as per people working on the actual project site: 2016
The information collected by us is presented below in the form of Points of Consideration for the BUYERS:
1. At present, the entire land area is raw and is used for agricultural purposes by the villagers of nearby Gungunpur village that is situated just next to the boundary wall of the Jaypee Sports City.
2. Importantly, the Jaypee Group is getting the Provisional Buyer Agreement signed that may influence the decision of the buyer.
3. As per the info written in the brochure, the possession time is 18months (+grace period of 3months). The point of consideration for every buyer should be that the expected possession is to be given within 18months after Jaypee Group will issue Provisional allotment letter (PAL) + 3months grace period.
4. Although the buyer will make the payment for 323 sq yards plot size but in return s/he will receive less land area (see the calculations below): Length 20meters x Width 13.5meters (for 323 sq yards plot size) = 270 sq meters (printed on the official brochure) (270x10.264 = 2896.02/9= 321.78 sq yard approx.) Front side: 10meters, Backside: 17.5meters (for 209 sq yards plot size) = 175 sq meters (printed on the official brochure) (175x10.264 = 1796.2/9= 199.5 sq yard approx.)
5. The public transportation services are readily available on the service road as three villages namely; Navrangpur, Jaganpur and Gungunpur villages are situated on the service road. The state transport services, auto and Gramin Seva are available till the main gate of The Sports City from where GreenCrest Homes is 2kms away. To cover this distance, own vehicle is required.(see the image below featuring the land-piece allotted to GreenCrest and Kasaia)
6. The upcoming Eastern Peripheral Expressway lies adjacent to the Jaypee Sports City land that will connect to Faridabad via Palwal.
7. Presently no amenities are available in the nearby or adjoining areas and one has to come down to the Pari Chowk.
8. According to the broker, the project is good to invest in as it was launched at Rs.14,500/sq yards and now it has gained appreciation to reach Rs.28,500/sq yards.
9. According to one of the buyers’ who met The Talking Brick at the project site, he offered to make the full payment for one of the residential plots in GreenCrest Homes on the condition that the developer has to issue a registry in the name of the buyer at the time of payment of the full amount. Ironically, the Jaypee Group wasn’t willing to take the whole payment and issue the registry instead they asked the buyer that this would only be possible after the period of 12months.
10. The site is located 2kms away from the F-1 Race Track and according to the guard who is always present at the site; the entry of outsiders to the site area is restricted.
Connectivity
The project site is situated 2kms away from the main gate of the Jaypee Sports City. The public transportation services like bus, auto and gramin seva are available only till the main entry gate. Thus, one cannot rely on the public transport and to reach the site own or hired vehicle is required. DND Flyover – 42km Mahamaya Flyover – 38km Pari Chowk – 13km
Also, the Eastern peripheral Expressway will lie adjacent to the Jaypee Sports City and will connect to Faridabad via Palwal.
Amenities
The Jaypee Sports City is located just opposite the NRI Residency on the Expressway. But when it comes to amenities, things just look very bleak. However, few institutions might come up in the near future. Gautam Budh University Noida International University Galgotia University (opening shortly)
Thus, one has to come to the Pari Chowk when it comes to amenities.
