The esteemed project Emaar MGF- Palm Gardens located in Gurgaon sector 83 sprawling over 22 acres of land is being touted as the next luxury destination. The project comprises of semi furnished apartments with modular kitchens.

On site view:
Our representatives went to the actual site to have a factual view of the project. The construction of the project is quite slow as compared to the work being undertaken at other sites in the same area by other builders. As on date the construction has reached till the third floor level.
Approach:
Appropriately located the project attracts a good number of customers/prospective clients. The site is easily approachable from Kherki Daula Toll on NH8. Transport is easily available till the toll. The site can be readily accessed from Dwarka, Delhi, Sohna and Faridabad.
Connectivity and Amenities:
Since the project in its initial stages no major development has taken place yet. Some important landmarks around the site include:
1.Kherki Daula Toll Plaza: 1/2 km.
2. Haldiram on NH8: 1 km.
3. Rajiv Chowk: 10 kms.
4. IMT Manesar: 10 kms.
5. Malls on Sohna Road: 14 kms.
General view:
- The project although good to invest in at the moment may not be very popular since it will be marred by the upcoming commercial complexes by SSG and ABW groups.
-Besides, the approach is from the Kherki Daula village side only. Buyer discretion will decide the fate of the project since it is a humongous task to relocate the villagers who have been living in the vicinity since past 50 years. People living in the apartments may be forced to have a direct view of the villages every morning which may not leave a good taste in the mouth.
- Also, the sector roads are not built yet, which may be a problem for the futre residents. The completion of the expressway will help in the prices to rise, but by when is the main question. There is also a plan of making a proposed metro link near the project.
- The coming up of the Metro Depot and the ISBT, close to the project site will make the place crowded.
- EMAAR MGF has a reputation of delaying projects which may not be a new thing for this project either.
