Article Title: Common Mistakes to Avoid


Every site you submit articles to may have different editorial style guides. Here are some helpful tips to help you get your Articles submission accepted faster:


1. Double-check spelling and word usage in your article title.


2. Commas are allowed, but only in the middle of a title.


3. Do not put a period at the end of your article title.


4. All colons (:) and semicolons (;), long and medium dashes, pipes (|), and slashes (/) are to be replaced with two short dashes (--), or changed to word equivalents.


5. Ampersands (&) and parentheses () are allowed.


6. Quotation marks are allowed to emphasize a part of a title, but not the entire title. Please remove quotes around the entire article as they are superfluous and of no benefit to the author or reader.


7. Microsoft Smart Quotes: Please remove them. They break RSS feeds, emails, etc.


8. Never put an article number in the title of an article.

Example: [Wrong] Dog Grooming Tips-Article #3
Example: [Right] Dog Grooming Tips

Tip: The reader is most likely not privy to how many articles you may have written on a subject. It also creates useless title bloat.


9. Never purposefully use commonly misspelled words in your article title to try and gain traffic from humans who misspell words in their searches. WHY? It's sneaky and it can ruin your credibility as an expert author.


10. Never put a year or date in the title of an article. This greatly reduces the "shelf-life" and marketability of your article.

Tip: If you want to update or "freshen" up your article, update the copyright date in your resource box as a marker that will tell the reader when you originally wrote the article.


Writing articles for syndication means that your content will be read for many years and decades to come. Consider that for a moment before you write your next article title.

Having a smart article title is the key to hooking more readers, but the article title is only the envelope in our article marketing campaign. What's inside your article envelope will determine if the reader is satisfied enough to begin to understand and/or trust you.

2.The entire land belongs to the owner of Wave Infratech Mr. Monty Chaddha as the Rs.3000crore registry belongs to him. At present, digging of raw piece of land at sector-32 is going on and entry of outsiders is not allowed here.

3. A boundary wall surrounds the entire piece of land in both the sectors but Spice Mall is presently using the land in sector-25A as a parking space (exclusive photo links below) as no construction work has started there as of now.

1. Nor any individual knows about the actual date of possession, not even the broker neither the official project website carries any info regarding this. But the October 2013 seems like a date of possession if other realty websites are to be believed.

2. Although, the project was expected to be delivered in January 2012, but now the possession date has shifted to 2013 as per various real estate websites.

3. The Wave 1st silver tower will comprise of office as well as retail space. Total number of floors: 15 GF to 4th floor = Retail space 5th -15th floor = Office space

4. The resale price=Rs.14,500/sq ft for the space available on 3rd and 4th floors.

5. With lots of development going on presently in the close proximity and commercial space like DLF Mall coming up within the distance of ½ km, it is not surprising if it gets difficult for the developer to sell this out according to the broker.

3.It’s been 2 years since the project was launched on 25th December 2010 @Rs.12500/sq ft. But in terms of possession, it will take 3+years for completion.

4. As per the broker, the project is expected to face competition from other major commercial projects that are coming up within the distance of 500 meters @Rs.10,000/sq ft in comparison to Rs.30,000/sq ft ground floor retail space price at Wave One. The DLF Mall coming up in close proximity to Wave One will be ready for possession in 2013.

5. Even then the project is a wonderful investment option as per the broker.

The information collected by us is listed below:The project site is spread across five sectors (60, 61, 62, 63 and 65) and according to the broker, the land comprising project site is presently on agreement and is awaiting approval for transfer from agricultural land to residential one. The public transportation system is available only till sector-55/56 crossing after that the transportation services becomes a big disappointment. The construction work at the site has not yet started but the project has made a soft launch at the price o Rs.75,000/sq yards to Rs.1lakh/sq yards. According to the broker, the prices will rise to Rs.1,50,000/- as soon as it will be launched. The project site at sector-61 shares the boundary wall with Ullyas village while at sector-63 Kidarpur village is just next to the site premises. This can be of concern for the potential buyers to some extent as per the broker.(exclusive image below)


Connectivity

Cross the boundary and you'll land in the village area but bus service is non-existent here!

The project site is spread across sector 60/61/62/63 and 65. According to the broker who was present at the site, public transportation like mini bus and auto is available only till sector-55/56 crossing. From this crossing, the project site is 1km away and it is from here that it becomes a real headache for the travelers. As per the broker, the location of this project can be of some concern to the buyer. It is so because according to him, the plots in sector-61of this project site is surrounded by Ullyas village just next to the boundary wall. On the other hand, at sector-63 the project site share has Kidarpur village in the surrounding (see the image below).

With regards to the prices, according to the broker, the prices will soon rise and for this project, Brahma will appoint a builder to sell the project. Thus, it makes a great investment option as till now only soft launch has taken place.

2. According to the broker, there aren’t any amenities nearby and one has to go to cover a distance of around 5kms to look for basic amenities and services. This is one of the major concerns that may influence the buying decision of the investors.

3. As per the info available from the broker who met TTB at the project site, the site will be located near the upcoming metro-station (no work started yet) as a metro link is proposed till Gaur Circle at Noida Extension.

4. Construction till 4th floor is visible at the project site.

Connectivity

The project site is located 1km near Gaur Circle at Noida Extension and is easily approachable. Transportation is not a problem as state-run buses, autos, gramin seva are readily available from all the sides till the main road towards NH24 to Gaur Circle. 3. According to the broker, the project is good to invest in and those who’ve invested in this project are quite happy. However, one of the major drawbacks that this site faces is ‘no approach road’ and no trace of Dwarka Expressway that is located at the distance of almost 5kms. Also at the time of selling the project, Raheja Group didn’t disclose this problem in the front of the buyers.

Expected Possession: The official project brochure features 18 months as the right date of possession. On the other hand, one of the major real estate websites feature 2013 as the year when the project will be ready for possession. This seems quite unlikely to happen since the project site is still a raw piece of land. 4. Although the buyer will make the payment for 323 sq yards plot size but in return s/he will receive less land area (see the calculations below): Length 20meters x Width 13.5meters (for 323 sq yards plot size) = 270 sq meters (printed on the official brochure) (270x10.264 = 2896.02/9= 321.78 sq yard approx.) 5. The public transportation services are readily available on the service road as three villages namely; Navrangpur, Jaganpur and Gungunpur villages are situated on the service road. The state transport services, auto and Gramin Seva are available till the main gate of The Sports City from where GreenCrest Homes is 2kms away. 6. The upcoming Eastern Peripheral Expressway lies adjacent to the Jaypee Sports City land that will connect to Faridabad via Palwal.

7. Presently no amenities are available in the nearby or adjoining areas and one has to come down to the Pari Chowk.

8. According to the broker, the project is good to invest in as it was launched at Rs.14,500/sq yards and now it has gained appreciation to reach Rs.28,500/sq yards.

9. According to one of the buyers’ who met The Talking Brick at the project site, he offered to make the full payment for one of the residential plots in GreenCrest Homes on the condition that the developer has to issue a registry in the name of the buyer at the time of payment of the full amount. Ironically, the Jaypee Group wasn’t willing to take the whole payment and issue the registry instead they asked the buyer that this would only be possible after the period of 12months.

10. The site is located 2kms away from the F-1 Race Track and according to the guard who is always present at the site; the entry of outsiders to the site area is restricted.

Connectivity

The project site is situated 2kms away from the main gate of the Jaypee Sports City. The public transportation services like bus, auto and gramin seva are available only till the main entry gate. 3. The project site has three entry points but right now only one Meharuli village is available for use. It is so because the villagers are yet to receive the compensation. (Exclusive photo link below) as no construction work has started there as of now.

Then entire land area is covered with pillars and barbed with wires.
